For the safety of management & current tenants there may, prior to checking in any new guest, be a criminal background check
ran. Any recent activities of certain natures that would be of concern in a landlord/tenant relationship such as :
Damage to property/vandalism, recent eviction, general crimes of violence - will exclude some individuals from residing here. We
have great tenants and strive to keep a high standard.
18 years of age minimum.
Drivers license or photo ID required.
Anytime based on availability, within our business hours of 9 am-9 pm.
11 AM. Late check-outs OK with approval and will be a 1/2 day charge.
Free Internet Usage
WI-FI access is a free service.
The only guest restrictions to the Internet are bandwidth related. Our system has a maximum amount of bandwidth per day/month.
Therefore, we request no video streaming, such as: watching movies on your computer, Netflix, Skyppe, Music Videos, You tube
videos, Video gaming, large downloads and large uploads or anything else that requires
substantial bandwidth consumption. If a particular guest develops a pattern of violating this request, their "Free" Internet privileges
will be discontinued.
To receive the monthly rate, if must be paid in full, at one time.
Credits issued only. No refunds. No refunds for early departure, no shows, illnesses, weather or any changes, or conditions
beyond our control. You may request a credit that can be used at your next stay with us. No refunds or credit for an
eviction, property damage or any termination of tenancy situation.
Recommended things to bring
The rooms come equipped with cleaning utensils (broom, mop, dustpan, toilet brush, community vacuum).
You'll want to bring your own:
*Kitchenware is in most rooms, however you may want to bring a frying pan and pots.
There is no on-site laundry machines for personal laundry. Nearest laundromat is 2 miles on Newport Road.
Additional Guest Requirements
Please be aware that there are no bus routes near us. It is recommended that guests have access to a vehicle, so there is no
dependence placed upon other guests or the owners to give rides.
It is recommended that guests have some form of income/employment as a reasonable expectation that rent can be paid
(unless retired or receiving sufficient unemployment compensation or SSI, ect...
A guest who adds another guest later, should inform management and register the new guest, and will be charged as an extra
person(s) if applicable. There is a maximum capacity, so this is no guaranteed that a guest will be allowed, if it exceeds the
"persons per room capacity".
You may have registered guests visit unless they become a problem. If a guest becomes a problem, they will be considered
trespasser thereafter and not allowed on our private property.
GROUNDS FOR EVICTIONS (Examples, but not all are listed)
* Non payment of rent
* Damage to property
* Unauthorized pets
* Extreme un-cleanliness of room
* Providing false information on your registration
* Having unauthorized people living with you
* Registered sex offenders
* Disrupting the motel business in any way
* Parties or noise issues
* Illegal drugs, solicitation or any other illegal activity
* Disrupting other tenants for any reason
* Intimidation of anyone on premises
* Domestic violence
* Disorderly behavior
* Frequent police contact beyond reasonable (as determined by 51 Motel)
* Pattern of any unstable behavior causing an unsafe environment for others
* Making unreasonable demands or general disrespect
* Having heat or air conditioning on with windows open.
* Criminal background check showing recent activity that would be of concern in a landlord/tenant relationship
NON PAYMENT OF RENT
943.21 Fraud on hotel or restaurant keeper, recreational attraction, taxicab operator, or gas station.
(1m) Whoever does any of the following may be penalized as provided in sub. (3):
(a) Having obtained any beverage, food, lodging, ticket or other means of admission, or other service or accommodation at any
campground, hotel, motel, boarding or lodging house, restaurant, or recreational attraction, intentionally absconds without paying
(b) While a guest at any campground, hotel, motel, boarding or lodging house, or restaurant, intentionally defrauds the keeper
thereof in any transaction arising out of the relationship as guest.
(2) Under this section, prima facie evidence of an intent to defraud is shown by:
(a) The refusal of payment upon presentation when due, and the return unpaid of any bank check or order for the payment of
money, given by any guest to any campground, hotel, motel, boarding or lodging house, or restaurant, in payment of any
obligation arising out of the relationship as guest. Those facts also constitute prima facie evidence of an intent to abscond without
(b) The failure or refusal of any guest at a campground, hotel, motel, boarding or lodging house, or restaurant, to pay, upon written
demand, the established charge for any beverage, food, lodging or other service or accommodation actually rendered.
(c) The giving of false information on a lodging registration form or the giving of false information or presenting of false or fictitious
credentials for the purpose of obtaining any beverage or food, lodging or credit.
(d) The drawing, endorsing, issuing or delivering to any campground, hotel, motel, boarding or lodging house, or restaurant, of
any check, draft or order for payment of money upon any bank or other depository, in payment of established charges for any
beverage, food, lodging or other service or accommodation, knowing at the time that there is not sufficient credit with the drawee
bank or other depository for payment in full of the instrument drawn.
(am) Whoever violates sub. (1m) (a), (b), or (c):
1. Is guilty of a Class A misdemeanor when the value of any beverage, food, lodging, accommodation, transportation
or other service is $2,500 or less.
2. Is guilty of a Class I felony when the value of any beverage, food, lodging, accommodation, transportation or other
service exceeds $2,500.
